Frequently Asked Investment Sales Questions

1. What is the commission to sell my property?

Commissions are negotiable. Generally I will set a commission at 6% and encourage you to pay both sides of a commission.

2. Do I have to pay both sides of the commission to sell?

No. I would encourage you to do so. That encourages the buyer’s agent to present your listing.

3. How are you going to set the price for sale?

We will complete a thorough search for like kind properties in the area of the home. Then you will receive a CMA (Comparative Market Analysis) to help with that determination.

4. Is it better to sell with or without a tenant?

Prices can generally be higher when selling a retail home vs. an investment home. Tenancy can add to the type of buyers creating a larger pool to draw from.

5. Do you do retail sales for your clients that do rehabs?

Yes, we provide retail sales for clients that do rehabs.

6. How much money do I need to invest in real estate?

This is entirely up to you and can range from 0-100% out of pocket. These are discussions that we have all the time with clients and help you determine what’s the right amount for your situation.

7. What can I do to make sure I don’t lose money?

Find a trusted real estate investment agent to help guide you. Keep in mind that nothing is guaranteed.

8. Should I buy a rental or flip?

This is a very personal decision you and your advisor should determine. It will depend on your financial resources, time needed for return and what your objectives are.

9. How many rentals do I need to have financial independence?

First you need to define what financial independence is to you. Once you know that and decide how fast you want to get there it becomes a simple math problem. The hardest part is the first step.
